What programs do you offer?

Does my client need 20% down?

Nope—not at all! While 20% down can help avoid mortgage insurance, it’s not a requirement. We offer a wide range of loan programs with flexible down payment options, including some as low as 0% for qualified buyers. Whether your client has a sizable down payment saved or needs assistance, we’ll help match them with the right financing solution for their situation.

What if my client has a gap in employment?

A gap in employment doesn’t automatically disqualify a borrower. Depending on the length of the gap and the reason behind it, many loan programs still allow for approval—especially if your client is now back to work in the same field or has a strong employment history overall. We review every situation individually and help guide clients through what’s needed to move forward.

DoI need a CL-100?

Currently – the only loan products that require a CL 100 report are VA loans and SC State Housing Loans. Generally – other loan products do not require a CL-100 in SC.

How quickly can you close?

We work hard to meet (and often beat) contract deadlines. While closing times can vary depending on the loan type and complexity, most of our purchase loans close in 21–30 days or less. Our strong communication and local team help keep things moving smoothly—so your deals stay on track. If you have special circumstances that require a rush closing – let us know and we will do our best to accommodate your desired timeline.

Can you help my client with low credit?

Yes—we believe credit challenges shouldn’t be a roadblock to homeownership. We work with buyers across a wide credit spectrum and even partner with a credit repair specialist to help clients improve their scores when needed. Whether your client is ready now or needs a little guidance, we’ll help them build a path forward.

Do you have local underwriting and processing?

Yes! Our underwriting and processing teams are in-house, which allows us to deliver faster turn times, better communication, and a more seamless experience for you and your clients. This also means fewer surprises and smoother closings.

Can you do loans outside of South Carolina?

Absolutely. While we’re proud to be rooted in the Carolinas, we’re licensed in all 50 states and can help your clients no matter where their home search takes them. Whether they’re relocating, investing, or purchasing a vacation home, we’ve got them covered.

What happens if my client changes jobs during the process?

Job changes during the loan process aren’t ideal, but they don’t automatically derail a file. It depends on factors like timing, industry, pay structure, and whether there’s a gap in employment. If your client is considering a change, have them call us first—we’ll walk through how it may impact their approval and help avoid surprises.

Do you offer options for self-employed borrowers?

Yes—we have several loan programs tailored for self-employed buyers, including options that allow for bank statement or asset-based qualification, not just tax returns.

How much can we ask the seller to pay for closing costs?

Maximum seller concessions can range from 3-9% of the purchase price and will be dependent upon loan program and down payment. We disclose the maximum seller concession allowed on every loan approval issued but feel free to reach out to review your specific scenario or how to best apply Seller Concessions.
