As part of Luminate Bank, the team offers personalized, full-service home loan solutions tailored to each client’s financial goals. From first-time buyers to seasoned investors, they prioritize clear communication, strategic guidance, and a stress-free experience from pre-qualification to closing.

Our Process

The CL Team’s mortgage process includes six clear steps: pre-approval, offer and application, processing and inspections, underwriting, closing preparation, and final closing. Buyers are guided from loan pre-qualification through underwriting, with clear communication at every stage. The team works closely with realtor partners to ensure deadlines are met and the entire process stays on track.

Step 1

Pre-Approval

Buyer is pre-qualified based on credit, income, and assets

Personalized loan options and payment estimates discussed upfront

Helps ensure offers are made confidently and competitively

Step 2

Offer & Loan Application

Buyer notifies CL Team once under contract

Interest rate is locked; full loan application completed

Disclosures are signed and initial documents submitted

Step 3

Processing & Inspections

CL Team Processor compiles loan file for submission to Underwriting

CL Team orders appraisal and title

Buyer shops for homeowner's insurance

Realtor schedules inspections (home, pest, etc.)

Step 4

Underwriting

File reviewed by underwriter for conditional approval

Any missing documents or clarifications are requested

Once conditions are met, loan is "Clear to Close"

Step 5

Closing Preparation

Final Closing Disclosure is reviewed and signed by buyer

Attorney prepares the final figures

You'll receive confirmation once we're ready to close

Step 6

Closing

Attend closing at closing attorney’s office

Sign final loan disclosures

Home purchase proceeds disbursed to all parties

Buyers receive keys!
